The construction of your LOGHOME begins in our Rotorua yard, where logs of Douglas Fir or Lawson Cypress are cut to size.
Log work preparation, treatment and procedures are undertaken to support a nominated durability of a minimum of 50 years. The logs are hand-peeled or de-barked and planed, then brushed with anti-sap stain.
Before the logs are fitted to the building, the whole surface including all notches, cuts and grooves are brushed with zinc napthenate timber preservative, providing long term protection against fungal and insect attack. Once completed in the yard, the log work is cleaned with a mildacide to remove any contamination on the logs.
The carpenter scribes a lateral groove, cut out to fit exactly into the contour of the log below it. New Zealand LOGHOMES unique Norwegian "shrink to fit" notch allows for a tight fit as the logs shrink and settle.
The sapwood of the receiving notch is removed to minimize shrinkage as most shrinkage occurs within the sapwood. The receiving notch, which is on top of the log, is cut on a 45° angle; this ensures the notch stays tight. In addition, the upper log is perfectly scribed to the log below (please see slideshow at bottom of page). The log profile is self-draining and the lateral groove is sealed with a continuous bitumised foam gasket for insulation assistance. Interior joints can be hand-hewed and dove-tailed.
Once the house is completed the log work is cleaned with a mildacide if necessary. The log work is then coated with the recommended paint system (Timbakote - following exactly the manufacturer's instructions).
The building should be re-coated every five to seven years. The recommended wood protectant envelops the log work, providing water repellence, ultra-violet protection and importantly allows the wood to breathe. In addition, the house should be cleaned annually with a mildacide before re-coating.
Included in our log protection plan are large eaves and veranda's incorporated into the design. A well designed roof system will protect any timber from the elements and there will be no decay in the logs.
Logs have a unique cell construction which enables insulation and helps to make them weatherproof. The bottom log is seated on a radiata gauged bottom plate treated to H3.2 with a 0/6mm Colour Steel base flashing to prevent water ingress and immersion.
New Zealand LOGHOMES are warm in winter and cool in the summer.
The logs used in our homes will continue to shrink over time. Most shrinkage occurs over the first five years as the moisture content adjusts to the ambient humidity, the logs are compressed by the weight of the total building, as the wood is seasonally heated and cooled.
Normally with this construction method the logs do not sustain large checks as we cut a deep kerf along the top of the log and hardwood wedges are driven into this kerf to encourage any checking along the line. Through this we can dictate where the major checking may occur. The log sited above hides the kerf.
Above all windows and doors there is a settlement gap. This is on average 150mm and must be allowed for. This settling area is also applied above conventional framed walls inside the house.
Posts require periodical adjustment and owners are instructed on monitoring settlement and adjusting screw jacks to posts and wire tie downs.
On completion of your pre-built home at our yard, the logs are numbered, disassembled and trucked to your ready prepared site where our team of builders will then begin the development of your home.
